Hey All! Just wanted to fill you in on some of the behind the scenes of what goes into a home staging consultation report. The motivated seller of this home rocked it, following the consulation report that I provided, to the letter.
The success that the seller received from the staging consultation in her Denver area, owner occupied home was (drum roll, please) sold first day, multiple offers, $10K over asking price.
I am never harsh and judgy when I’m providing a staging consultation. There’s a reason behind every sale and story behind every home. Family heirlooms had recently been passed to this seller, which had great meaning and sentimental value. We just had to do a little bit of tweaking to make it look great for the marketing photos.
The home seller was a hard working professional who travelled alot for business and had but a few days to meet the Realtors deadline for getting photos up on the MLS. In my perfect world the entertainment center would have been packed, tv hung on fireplace wall and dark chocolate wall painted, but seller time constraints and muscle were not to be had.
Work schedule, quick deadline and dark colored wall posed a problem in making the room look small and depressingly dark. By removing some of the dark furnishings and the dark rug, we were able to transform the space into a lively, spacious room, showing off the hardwood floors.
It’s fun for me to use a sellers belongings and be creative to transform the room so that it appeals to a broad range of home buyers. We used all of the sellers belongings, time and energy in the moving, editing and re-arranging. The report I provided was the roadmap to $10K extra in sellers pocket POW!
